A Conversation with Trailblazing Latinos in CRE

Are you interested in learning about careers in finance, analytics, management or housing development? Join us to hear from two professionals!

In this event you will hear from an early-mid career professional in finance & a seasoned professional in development. Our special guests are Vanessa Delgado and Julio Villalobos.

  • Vanessa Delgado is the founder and President of Azure Development. Azure creates, designs and builds exceptional housing communities and commercial projects throughout the Southwest. Vanessa was born and raised in Los Angeles, and is the daughter of Mexican immigrants. She received her undergraduate education at Stanford University with a dual major in Political Science and Chicano/a Studies. She then completed a Master of Public Administration at the University of Southern California (USC). She began her career working in Economic Development and spent eleven years as the Director of Development for Primestor Development and was a member of its Executive Team building retail centers in California, Arizona and Nevada. She was responsible for managing projects through the development and construction cycle including entitlements and public financing.

    Vanessa has also served as Mayor in the City of Montebello. In 2018, she was elected to serve as a State Senator for District 32 and completed a short-term. Senator Vanessa Delgado was appointed to the South Coast AQMD Governing Board in May 2019. She was appointed by California State Senate Rules Committee and is looking forward to advancing air quality goals for the region.

  • Júlio Villalobos-Torres is an Affordable Asset Management Analyst with Fairstead, based in the New York City office. He is responsible for monitoring and auditing the performance of Fairstead’s portfolio. He was born in Mexico City and is a fluent speaker in English, Spanish and Portuguese. He earned a Bachelor’s degree in Urban and Regional Planning and a Master in Real Estate Development from Texas A&M University. Júlio specialized in financial modeling for commercial real estate properties, primarily focusing on affordable housing.

    Prior to joining Fairstead, he was a Sr. Underwriting Analyst with Freddie Mac’s Targeted Affordable Housing team, where he assisted in the loan sizing and commitment drafting for rent/income restricted and mixed income deals across the nation. Júlio serves on the ULI Young Leader Group Education Committee for the Washington Chapter and on the Program Committee for Project REAP.

The conversation will be moderated by two REAL members, Nancy Guzman, Associate at Langdon Park Capital and Ari Paz, Program + Project Manager at Vamos Network.
